Yorkshire Development Bucks The Trend

Local News

A DEVELOPMENT in Harrogate is ‘bucking the trend’ with strong property sales according to Redrow, despite reports of the housing market slowing.

Since its launch in spring 2022, Granby Meadows in Harrogate has now sold almost half of the properties on the development.

The much-awaited homes have proven extremely popular amongst buyers, even selling 13 properties in 13 weeks towards the end of last year.

“We always knew Granby Meadows would be popular because of its location but given the current market the rate of sales is incredible,” said Steve Jackson, sales director at Redrow Yorkshire.

“We’ve seen, in particular, cash purchasers and downsizers who have sold larger, older properties, looking to make Granby Meadows their home.

“Harrogate is a hugely desirable place to live and that gives it some protection from wider market conditions, as it will always be a popular choice for homebuyers. In addition, the savings offered by new build homes on energy bills is another big pull for those currently living in an older property.

“New homes are generally better insulated than older, second-hand properties, with other energy efficient measures built into their fabric and eco-friendly appliances included, making them cheaper to run. In fact, they could save homeowners an average of £2,600* annually on their energy bills, compared to an older home.”

Granby Meadows, located off Claro Road, is a natural extension of Redrow’s Devonshire Gardens development that completed in 2018.

The location’s popularity is no surprise with Harrogate being named as the happiest place to live in Yorkshire, according to Rightmove’s recent Happy at Home study**.

Steve added: “Harrogate is often talked about as one of the best places to live in the UK. Our development is also close to the well-known landmark of The Stray, which offers hundreds of acres of beautiful green space. So, people can enjoy the best of both worlds.”

All homes hail from the housebuilder’s Heritage Collection which boasts traditional Arts & Crafts style exteriors complemented by contemporary and spacious open plan interiors.

Granby Meadows offers a mix of two, three and four-bedroom terraced, semi-detached and detached style homes. Properties include The Buxton and The Bakewell, perfect for those who are either looking for their first property, save on energy bills or downsize.

The two-bedroom properties are both highly specified and have spacious ground floor layouts, each with a lounge and cloakroom at the front of the home and an open-plan kitchen/dining area at the back, with French doors leading out to a private garden.

Upstairs are two double bedrooms; bedroom one, which has an ensuite and bedroom two has use of a separate family bathroom. The Buxton is currently priced from £289,950 and The Bakewell from £329,950.

There are also three-bedroom homes from £449,950 and four-bedroom homes from £474,950 available.

Buyers will be pleased to know that Redrow will be investing in the area further with another new 133 home property development located off Kinglsey Road.

The venture will be named Kingsley Manor and comprise of 88 new homes for private sale, in a mix of two, three and four-bedroom designs, alongside 58 affordable homes, providing a huge boost to local housing supply for a wide market.

“Kingsley Manor will include plenty of areas of green space for formal and informal play, ensuring that new residents can access natural areas on their doorstep,” added Steve.

“We are also providing footpaths and cycle links to neighbouring developments, the superb local facilities and into the town centre. The first homes are due to go on sale early autumn, initially from Granby Meadows.”
